Three small houses on the Jambiani sand, four hundred metres apart
About
Jambiani Villas is not one hotel but three small ones. Kaskazini sits at the north end with four two bedroom villas, Katikati in the middle with two more two bedroom villas, two apartments and the restaurant, and Kusini at the south end with two big three bedroom villas and two more apartments. Twelve units in all. They stand about four hundred metres apart on the same beach, each behind its own garden wall with its own swimming pool, so a stay here feels much more like borrowing a house in the village than checking into a resort. Fifty two guests is the most the whole place can hold.
The buildings are the work of local craftsmen in muninga and coconut wood, with makuti thatch over high open roofs and ceiling fans turning under them. Every unit has air conditioning, mosquito nets over the beds, a kitchen you can actually cook in, a safe, and a terrace or balcony pointing at the water. The three bedroom villas run to a hundred and sixty square metres with an outside lounge and a bathtub, the two bedroom villas to ninety, and the apartments to forty on the upper floor where the breeze is best.
Breakfast is at La Shira, the restaurant on the beach at Katikati, which means a walk along the sand for anyone staying at the other two houses, four minutes at a steady pace and a free taxi when the tide is too high for it. The kitchen cooks Swahili and European food through the day and the roof above it is where the yoga and the massages happen. There is a herb and vegetable garden behind, and the fish comes off the boats that land in front.
Jambiani itself is a working village of about seven thousand people strung along six kilometres of beach, quieter than Paje up the road and far quieter than the north of the island. The tide is the thing to understand before you book. It runs out as much as a kilometre and a half twice a day, leaving a white shelf where the women walk out to the seaweed lines, and it comes back in deep enough to swim. The property posts the day tide times at reception and at the restaurant, so you can plan a swim, a paddle or a walk around them rather than against them.
Signature experiences
Twice a day the ocean pulls back as much as a kilometre and a half and the whole village walks out onto the flats, the women to the seaweed lines they tend by hand, the children to the pools left behind. It is the single best hour here and it costs nothing.
Each of the three properties has its own pool and only the guests of that property use it. With four villas at Kaskazini and four units at each of the others, that usually means you have the water to yourself in the afternoon.
Every villa and apartment has a proper kitchen, and the fishermen land on the beach in front in the morning. Guests who want to cook buy fish and fruit in the village, and the staff will point you at the right stall.
The reef holds the water flat and the wind blows from the north from mid December to March and from the south from May to October, with the highest chance of a windy day in July and August. Schools work out of Jambiani and Paje, five kilometres up the beach, and the flat water at low tide is forgiving for anyone learning.
The restaurant sits on the sand at Katikati under a makuti roof, open from midday to half past nine, with the day catch on the board and a roof terrace above it. Guests staying at the other two houses walk along the beach to get there.

Frequently asked
Twelve units across three properties. Kaskazini has four two bedroom villas, Katikati has two two bedroom villas and two one bedroom apartments, and Kusini has two three bedroom villas and two one bedroom apartments. The property can hold fifty two guests in all.
Fly into Zanzibar airport, which the property gives as 55 kilometres away and which takes about an hour by road. Airport transfers are not included in the room rate.
Your unit, daily housekeeping, wireless internet, use of your property pool, and breakfast at La Shira restaurant. The half board rate adds dinner each day. The Zanzibar infrastructure tax of 4 US dollars per person per night is paid at the property.
No, and this is the thing to plan around. The tide on this coast runs out as much as a kilometre and a half and comes back in twice a day, so swimming in the sea follows the high tide. The pools are there whatever the water is doing, and the day tide times are posted at reception and at the restaurant.
The property takes children and prices them by the make up of the party rather than by a simple percentage. Our builder cannot price that yet, so children cannot be booked at this property yet.
Breakfast runs from 07:30 to 10:30 at La Shira, the restaurant on the beach at the Katikati property. Lunch and dinner are served there from midday to half past nine. Guests at Kaskazini and Kusini walk about four minutes along the sand, and the property sends a taxi free of charge when the tide is too high for the walk.
Yes. Every villa and apartment has a fully equipped kitchen. Fish is landed on the beach in the morning and there are shops in the village and in Paje.
Yes, both, in every unit. The property publishes the wireless speed as 4 Mb per second, which is fine for messaging and email and will not stream films reliably.
Two nights all year. The property also quotes the turn of the year by request only rather than from its rate sheet, 1 to 5 January in both years and from 22 December in 2026 and from 20 December in 2027, so those nights are not bookable here.
Jambiani is a working Swahili village of about seven thousand people and the island is more than nine in ten Muslim, so cover shoulders and knees away from the beach. The property warns that there are no street lights, so carry a torch after dark. Low tide is when the seaweed farmers are out and it is the best time to walk the beach.
Yes. The reef keeps the lagoon flat and the wind blows from the north from mid December to March and from the south from May to October, with the highest chance of a windy day in July and August. Schools operate in Jambiani and in Paje five kilometres away.
Each unit is sold as a whole, so availability moves in jumps. If the villa you want is taken, your Expert can check the other two properties, which are four hundred metres up or down the same beach.

About 15 minutes by road, then by boat
