About
Zoi Beach Luxury Villa stands on the Matemwe beachfront on the north east coast of Unguja, ninety metres along the sand from the Zoi Retreat Hotel and part of the same small collection. It is a two storey house of its own rather than a wing of the hotel: a walled tropical garden, a pool of five by nine metres with sunbeds around it, a gazebo with barbecue facilities under the palms, and a rooftop terrace where the whole reef opens up in front of you. A private path from the garden reaches the beach in under a minute, and a private sunshade is kept for the villa on the sand.
The coast here is a reef coast and the tide runs it. At high water you walk off the beach and swim. At low water the lagoon draws back a long way and the flat comes alive: the women of Matemwe working the staked seaweed lines, starfish and urchins in the pools, fishing boats leaning where they were left. Guests who want to swim to a timetable use the pool, which is the reason a villa with its own water is worth more on this stretch than almost anywhere else on the island. Out past the flat lies the reason most people come, the protected reef around Mnemba, about twenty minutes away by boat and the best snorkelling in Zanzibar, with turtles, rays and visibility that often passes twenty metres between June and October.
Inside there are five en suite bedrooms, three with king beds and two with twin beds, spread over the ground and first floors with terraces below and balconies above. Four look over the pool and garden and one looks inland across the village. Every bedroom and every common area is air conditioned, with ceiling fans and mosquito screens on the doors. There is a full kitchen with an island, a second kitchen outside for a chef, a dining room that seats the whole party, a living room with a seventy inch screen and a washing machine for a long stay. The rate is room only, which is what makes the house flexible: breakfast and a set dinner can be brought to the villa as supplements, a private chef and waiter can be booked for three days or more, and the kitchen can be stocked before you arrive. The restaurant, the treatment room and the staff of the hotel are ninety metres away when you want them.
It suits a family travelling together, two or three couples sharing, or three generations who want to eat at one table and still close their own door at night. The supplier prices it by the number of guests, from six up to ten, so a party of six pays a different price from a party of ten in the same house. Honeymooners looking for a room in a hotel should take a room at the hotel instead. Anyone who wants a private front door, a pool nobody else uses and a cook who comes to them will find the house does exactly that.
Getting here is one flight and one drive. Zanzibar international airport is roughly fifty kilometres away, about an hour by road, and Stone Town is about the same. There is no airstrip anywhere nearer, so every arrival on the island comes through Zanzibar. The property arranges transfers on request and gives the arrival transfer free of charge on stays of five nights or more.
Signature experiences
The protected reef ringing Mnemba is the best snorkelling and diving in Zanzibar and sits about twenty minutes out from the Matemwe shoreline. Fishing has been banned there for years, so the fish life is thicker than anywhere else off the island, and mornings are the calm water.
When the lagoon empties you can walk out a long way over sand and coral among starfish, urchins and the staked seaweed lines. Ask for the tide table on arrival and take shoes you do not mind soaking.
A private chef and a waiter can be booked for three days or more and will cook to the party's own requests in the outside kitchen. Groceries can be bought in for you before arrival so the house is stocked when you walk in.
The set dinner is served at the villa in the evening for parties of six or more, and the rooftop terrace with the reef in front of it is where most people choose to eat it.
The women of Matemwe farm seaweed in the shallows a short walk from the garden gate and will show you how the lines are planted and cut. It is one of the few honest ways to meet the village and it costs nothing.

Yes, and the house is built for them: five bedrooms, a walled garden, a pool of its own and a kitchen. A baby cot is available on request. Children up to eleven years pay a lower price for breakfast and dinner, and the villa price itself is set by the number of guests whatever their age.
It is a reef beach with a big tidal range. At high tide you swim straight off the sand. At low tide the sea pulls back a long way across the flat, which is when you can walk out among the starfish and the seaweed lines. That is why the private pool matters here.
Two nights through most of the year, three nights from the tenth of January to the end of February and through July and August, and five nights over the festive window from 23 December to 9 January.
Mnemba atoll is about twenty minutes by boat from the shoreline and is the best reef in Zanzibar. Trips are booked through local dive centres rather than run by the property, and mornings are usually the calmest water.
July to October is the strongest window, with January and February a second dry spell. The long rains fall from March to May, April heaviest of all, and there are shorter rains in November and December. The sea sits between twenty five and twenty seven degrees all year.
Yes. Visitors to Zanzibar must hold the Zanzibar inbound travel insurance, 44 USD per person for the whole stay, bought online at visitzanzibar.go.tz before arrival. Tanzania residents are exempt.
