About

About Kidoti Villas.

Kidoti Villas sit in gated private grounds on a low cliff at the north western tip of Zanzibar, near the village of Kidoti and a short drive south of Nungwi. The land runs down through half an acre of garden to an infinity pool that points straight at the ocean, with horse paddocks below and the sun going down over the sea in the evening. Six tortoises live in the garden. It is not a beach house: the sand at Nungwi and Kendwa is a few minutes away by car, and the point of being here is the space, the view and the privacy.

There are two villas, run by the same team as The Z Hotel and sold one at a time or both together. Villa 1 is about three hundred square metres, with four bedrooms and three bathrooms, and sleeps eight. Villa 2 is about two hundred square metres, with two bedrooms and two bathrooms, and sleeps four. Both have marble floors, handmade furniture, air conditioning, an open kitchen and their own terrace, and the bedrooms are a mix of doubles, four posters and twins. Each villa comes with a full house team: a chef, a waiter, a butler, housekeeping, a villa manager and security on the gate day and night.

Rates are bed and breakfast, with breakfast cooked in the villa each morning. The chef will cook lunch and dinner too at an extra charge, around your own hours and tastes, and the long deck above the paddocks is set up for dinner as the light goes. Guests can drive over to The Z Hotel for its restaurants and spa, and the team books snorkelling at Mnemba, diving, boat trips and riding through operators in Nungwi.

It suits families, groups of friends and two or three couples travelling together, and it is one of the few places on the north coast where children of all ages are welcome. With both villas taken, twelve people have the whole property to themselves. The villas close every year for April and May, the minimum stay is three nights, or five over Christmas and New Year, and from June 2027 the festive period is sold only as both villas together.

Signature experiences

Why guests choose it.

  1. The infinity pool at the end of the garden

The pool runs out towards the sea from the lawn, with loungers and hammocks under the palms and nothing between you and the horizon.

  2. Dinner on the sunset deck

A long deck sits above the horse paddocks facing west, and the chef lays out dinner there as the sun goes down. Lunch and dinner are cooked to order at an extra charge.

  3. A house team of your own

Each villa has its own chef, waiter, butler and housekeeper, with a villa manager and security on site, so a family or group is looked after without sharing with anyone.

  4. The whole property for twelve

Taken together the two villas give six bedrooms, the pool, the garden and the deck to one group, which is how they are sold over Christmas and New Year from 2027.

Frequently asked

Questions, answered.

How many people can stay at Kidoti Villas?

Villa 2 sleeps four, Villa 1 sleeps eight, and both together take twelve, which is also the most the property allows on the grounds at once. The price is for the whole villa, whatever the number of guests up to that limit.

Are children welcome?

Yes, children of all ages, and a cot is available for babies under three. Each villa is priced as a whole, so children are included in the villa rate.

Is it on the beach?

No. The villas sit on a low cliff above the sea with an infinity pool facing the ocean. Nungwi and Kendwa beaches are a short drive away.

What is included in the rate?

The villa for your group, breakfast cooked in the villa each morning, the house team and the pool and garden. Lunch and dinner are cooked by the chef at an extra charge. The government infrastructure tax of 5 US dollars per person per night is paid on site.

Can we have parties or bring in entertainment?

No. The villas do not allow parties, outside DJs or live bands, and only registered guests may be on the property.

Is there a minimum stay?

Three nights for most of the year and five nights over the festive season. From June 2027 the festive period is sold only as both villas together.

When are the villas closed?

Every year from 1 April to 31 May, during the long rains.

How do we get there?

By road from Zanzibar airport or Stone Town, just over an hour and a half. The team arranges a private vehicle for up to five guests if you want one.

What do I need to know about money and power?

There are no cash machines nearby, so bring what you need from Stone Town or the airport. Sockets are the British three pin type at 220 to 240 volts.

Is there anything else I must arrange before I travel?

Tanzania requires inbound travel insurance for every visitor from 1 October 2026, 44 US dollars per adult, bought online before you fly. Your Expert will remind you when you book.
