About
The Manor at Ngorongoro sits on a working coffee estate in the Karatu highlands, an hour from the Ngorongoro Crater rim. The design is Cape Dutch — gabled stone cottages set among bougainvillea and shade trees, with a working dairy and a stable on the property. The setting puts it apart from the lodge clusters higher up on the crater rim: less convoy traffic, more garden-and-pasture quietness, and a longer drive to the crater floor in the morning.
The estate itself is the differentiator. Mornings can be spent on horse rides through the coffee plantings and the surrounding farm country (one of the few properties in Tanzania that maintains a stable for guest riding). Coffee tastings happen in the manor and afternoons settle into the property's spa, pool, or library. Most guests use the Manor as a two-or-three-night base, with a single day descended into the Ngorongoro Crater and another day for either Lake Manyara, an Olduvai Gorge visit, or a slow estate day.
The accommodation runs in two main configurations: the Manor Suites (Single, Double, Twin, and Triple variants) in the main estate buildings, and The Stable Cottage — a separate four-person family unit converted from the original estate stables. Manor Suites are gracious-traditional: heavy fabrics, polished wood, fireplaces in each room for the cool highland evenings. The Stable Cottage works for families travelling with kids who want their own front door.
Best for guests who want the Ngorongoro Crater on their itinerary without sleeping on the rim (which can be cold, crowded, and feel hotel-like), families who can use The Stable Cottage, equestrians who actually want to ride in Tanzania, and slow-paced travellers who appreciate a coffee-estate base over a tented-camp atmosphere.
Access is by road from Arusha (3 hours), or by flight to Lake Manyara airstrip followed by an hour's drive up to the Karatu highlands.

The Manor maintains a working stable. Guided rides through the coffee plantings and the surrounding farm country, suited to riders of all levels. One of the few Tanzania properties offering this.
Ngorongoro Crater day visit
A full-day game drive on the crater floor with a packed lunch. About 1hr 15min from the estate to the descent road, longer than rim properties but with a much quieter base for the rest of the stay.
Coffee estate tasting
A walking tour of the working coffee plantation followed by a tasting in the manor. The Manor processes its own beans on the property.
Spa treatments and pool
Half-day spa menu in the renovated manor outbuilding. Heated outdoor pool. Common safari-recovery booking before the long flight home.

Fly-in: Approximately 3 hours total: 1hr JRO to Arusha Airport (ARK) by road, then a 45-minute Cessna flight from ARK to Lake Manyara airstrip, then a 1hr drive up to the Karatu highlands and the estate.
Drive: Approximately 4 hours total: 1hr JRO to Arusha, then 2hr Arusha to Karatu, then 30min from Karatu to the estate gate. Most guests are met at JRO by their safari transport provider.
